Industry 7 was engaged to carry out a full de-fit of a commercial tenancy on Level 5, returning the space to an open-plan warm shell condition in readiness for incoming tenant works. The project involved extensive internal demolition, fire and services reconfiguration, and reinstatement of ceilings, partitions, and essential finishes, delivered in a live building environment with consideration for neighbouring occupiers.
The works commenced with the full removal of internal offices, timber cladding, redundant joinery, floor tiles, ceiling tiles, and light fittings. Following strip-out, the team prepared the slab via grinding and undertook a structured ceiling replacement, installing a new 600 x 1200 acoustic grid tile system throughout the tenancy (excluding lift lobby and toilets). Selected areas of the plasterboard ceiling were retained or painted where applicable.
A key scope item included the creation of a new lift lobby corridor with three single doors, built slab-to-slab using steel stud framing and acoustic insulation. Existing fire services were modified to suit the new layout, with sprinklers, speakers, and smoke detection systems reconfigured for open-plan compliance. Thermal detection was temporarily installed for the duration of works, with reinstatement of smoke heads prior to final certification.
Electrical upgrades included installation of 147 new energy-efficient 25W LED panel lights across the tenancy and reconfiguration of emergency lighting and DB legends. HVAC works involved removal and reinstatement of ceiling-mounted grilles, outlet rebalancing, and minor air distribution adjustments. Plumbing works were limited to capping off kitchen connections and repairing core holes.
All waste materials were removed off site early each morning to minimise disruption, and noisy works were scheduled outside standard trading hours to protect the broader building environment.
