Full Floor De-Fit Level 5, The Rocket – Clarence Property

De-fit

Robina, Gold Coast, QLD

March 2025

Project Description

Industry 7 was engaged to carry out a full de-fit of a commercial tenancy on Level 5, returning the space to an open-plan warm shell condition in readiness for incoming tenant works. The project involved extensive internal demolition, fire and services reconfiguration, and reinstatement of ceilings, partitions, and essential finishes, delivered in a live building environment with consideration for neighbouring occupiers.

The works commenced with the full removal of internal offices, timber cladding, redundant joinery, floor tiles, ceiling tiles, and light fittings. Following strip-out, the team prepared the slab via grinding and undertook a structured ceiling replacement, installing a new 600 x 1200 acoustic grid tile system throughout the tenancy (excluding lift lobby and toilets). Selected areas of the plasterboard ceiling were retained or painted where applicable.

A key scope item included the creation of a new lift lobby corridor with three single doors, built slab-to-slab using steel stud framing and acoustic insulation. Existing fire services were modified to suit the new layout, with sprinklers, speakers, and smoke detection systems reconfigured for open-plan compliance. Thermal detection was temporarily installed for the duration of works, with reinstatement of smoke heads prior to final certification.

Electrical upgrades included installation of 147 new energy-efficient 25W LED panel lights across the tenancy and reconfiguration of emergency lighting and DB legends. HVAC works involved removal and reinstatement of ceiling-mounted grilles, outlet rebalancing, and minor air distribution adjustments. Plumbing works were limited to capping off kitchen connections and repairing core holes.

All waste materials were removed off site early each morning to minimise disruption, and noisy works were scheduled outside standard trading hours to protect the broader building environment.

Services Completed

De-fit & Reinstatement Works Full internal strip-out including walls, flooring, ceilings, joinery, and redundant services, with site returned to open-plan condition ready for tenant re-fit.
Construction & Partitioning Slab-to-slab corridor constructed through the lift lobby, with acoustic-lined steel stud walls and glazed door insertions to suit egress requirements.
Ceiling Grid & Lighting Replacement Installation of a new 600 x 1200 acoustic ceiling system and 147 LED panel lights (25W) to replace legacy fluorescent units.
Fire Services Modification Existing sprinkler, detector, and speaker systems reconfigured to meet open-plan layout standards. Temporary thermal detection installed during build, reinstated post-completion.
HVAC Realignment Disconnection and reinstallation of air grilles and ductwork following ceiling removal, with air balance undertaken on completion.
Electrical Demolition & Compliance Safe removal of all redundant electrical items, emergency lighting reconfigured, and DB legends updated to reflect the final condition.
Glazing & Door Installation Supply and install of aluminium-framed, glazed single doors to the new corridor, coordinated with ceiling and partition layout.
Painting & Finishes Patch painting to walls and ceilings, installation of aluminium skirting and blinds to window areas exposed by wall removals.
Certification Management Including Building Design, Form 11, and Structural Design Inputs Coordination of compliance documentation including Form 11 structural design, certification sign-off, and consultant inputs for ceiling and partition framing in line with building regulations.
Passive Fire Collar Installation and Compliance Testing Installation of compliant passive fire collars to all service penetrations, followed by inspection and testing to meet fire rating and safety code requirements.
Early Morning Waste Removal and After-Hours Scheduling for Noisy Works All demolition waste removed early each morning to reduce site impact, with noisy and disruptive works confined to approved after-hours windows to minimise disruption to surrounding tenancies.

Project Highlights

Tenancy Reset for Incoming Fitout
Space returned to a clean, compliant warm shell with new ceiling grid, lighting, and services reconfiguration — ready for immediate design overlay.
Energy-Efficient Upgrade
147 x 25W LED panel lights installed in place of outdated 36W fittings, improving efficiency while matching existing lux levels.
Slab-to-Slab Corridor Installation
A new fire-rated lobby corridor was built to meet code requirements, integrating aluminium-framed glazed doors and tying directly into the structural slab.
Open-Plan Fire Services Conversion
Sprinklers, detectors, and EWIS speakers reconfigured for open-plan compliance, with temporary thermal detection to maintain system functionality during works.
Integrated Structural & Certification Input
Structural engineer engaged to confirm compliance of corridor wall under AS1170; Form 11 and building approval managed in-house.
Minimised Disruption in Live Environment
Noisy and waste-heavy activities scheduled outside of trading hours with early morning waste removal ensuring minimal disruption to building users.
Attention to Existing Conditions
Areas not under scope - including perimeter trunking, ceiling tiles in open areas, and mechanical grills - preserved and coordinated around, avoiding unnecessary cost.
