Project Description

Following a site-specific scope and a set of evolving client-side design revisions, this fitout transformed a previously partitioned tenancy into a refreshed, code-compliant and highly functional workplace. The works involved full-scale demolition, including removal of internal offices, boardroom dividers, vinyl, carpet, and an existing security screen, to make way for a new layout better aligned with modern operational needs.

A key driver for this project was improving compliance and circulation within the tenancy. To achieve this, structural adjustments were made to remove and reconfigure access routes — including replacing a kitchen window with a glazed door and sidelight to meet egress distances. New internal walling was introduced throughout, forming two larger offices and four smaller ones, all featuring glazed front elevations with privacy frosting, along with boardroom and reception reworks.

Services were modified and extended to suit the reconfigured layout: power poles, soft-wiring kits, and new GPOs were provided; data points were terminated back to the existing cabinet; and lighting was re-switched and replaced throughout with high-efficiency LED panels. Mechanical works involved grill relocation and limited duct extension, pending final HVAC inspection. Fire services were revised to suit the new office configuration, including speaker and detector repositioning in accordance with AS1670.1.

Aesthetic upgrades included new flooring throughout — vinyl planks in both herringbone and straight lay styles — and the supply of full-height aluminium skirting, fresh painting, and glazed doors. Custom joinery and PC-sum cabinetry allowances were made to suit kitchen, boardroom servery, and storage requirements, subject to final approval. The tenancy frontage was also overhauled, with the framed glazing system replaced by a frameless glass entry and feature handles.

All works were delivered with minimal disruption to neighbouring tenancies, with noisy or invasive activities restricted to after-hours operation.

 

Services Completed

Internal Strip-Out & Demolition Complete removal of redundant partitions, floor finishes, ceiling elements, joinery, and glazing — including concertina boardroom walls and a framed shopfront system.
Office & Meeting Room Construction Formation of six new offices, new boardroom frontage, and dual reception areas using steel stud framing, acoustic insulation, and framed glazing with privacy frosting.
Ceiling & Lighting Works Selective tile replacement, re-switching of light circuits, and installation of 72x 1200x300mm LED panels and 3x LED downlights to suit new layouts.
Electrical & Data Installation of GPOs, power poles, soft wiring kits, and 32 CAT6 data points; all integrated into the existing network infrastructure.
Fire Services Upgrade Reconfiguration of fire speakers and detectors to meet AS1670.1 for new room layout, including Form 12 certification.
Mechanical Adjustments Supply and relocation of grilles and ductwork to suit partitioned spaces; two new cushion boxes installed.
Glazing & Door Installation Full-height glazed doors and sidelight panels fitted to all new offices and kitchen entry; frosting applied for visual privacy.
Flooring Replacement Installation of carpet tiles throughout, with vinyl planks to receptions and corridors — both fire-rated and carbon neutral.
Custom Joinery Design and manufacture allowances made for kitchen, boardroom servery, TV credenza, wall-mounted benches, and storage units, pending final selections.
Shopfront Overhaul Removal of existing framed shopfront and installation of new frameless glass entry system, complete with feature handles and base locks.
Painting & Finishing Patch and full-coat painting throughout, including existing doors; new aluminium skirting installed across all solid walls.

Project Highlights

Strategic Compliance Upgrade
Internal circulation and egress routes were modified to meet fire compliance requirements, including new glazed egress door and sidelight to kitchen area.
Frameless Glass Entry System
The existing shopfront was removed and replaced with a clean frameless glazing system featuring twin glass doors and concealed floor locks — elevating the client-facing impression of the space.
Acoustic-Focused Office Partitions
All new plasterboard walls included acoustic insulation to enhance speech privacy across the six new offices, boardroom, and meeting rooms.
Dual Flooring Styles for Defined Zones
Carpet tiles were used for general workspaces while vinyl plank (herringbone and straight lay) defined reception and breakout areas — balancing durability with aesthetic contrast.
Integrated Electrical Infrastructure
Power poles and soft-wiring kits were installed at central workstations, streamlining future workstation flexibility and minimising floor trenching or ductwork disruptions.
Modular Joinery Allowances
PC sum joinery was provisioned for kitchen, storage, and boardroom elements, allowing for a tailored design response post-approval.
Minimal Disruption Delivery
Works staged to accommodate out-of-hours activity for noise and dust-heavy tasks, maintaining harmony with neighbouring tenancies during construction.
