Project Description

Industry 7 was engaged to deliver a full commercial fitout of a dual-tenancy space on Level 1, 235 Varsity Parade, transforming it into a contemporary, high-functioning office environment. The works encompassed a complete internal strip-out followed by a tailored fitout to suit the operational and aesthetic requirements of a modern professional workplace.

The project began with the demolition and removal of internal walls, doors, glazing, redundant electrical services, ceiling lights, data cabling, and existing carpet across the tenancy. New partition walls were installed to define private offices, a boardroom, meeting rooms, a print area, and shared workspaces. The design featured a mix of full-height plasterboard, acoustic-glazed partitioning, and front elevations framed with highlight glazing to maximise natural light while maintaining privacy and noise control.

A custom frameless glass entry system with double doors provided a professional welcome, complemented by a 3-metre feature reception desk and slatted timber wall elements. The flooring specification included 480m² of carbon-neutral, acoustic-backed vinyl with a P3 slip rating and a 15-year commercial warranty.

The electrical scope was comprehensive, including over 30 GPOs, 36 data points, LED lighting throughout, and the integration of floor-to-ceiling power poles. The fitout also included full HVAC modification and balancing to suit the new office configuration, and the installation of compliant fire detection and occupant warning systems.

Custom joinery was installed in each office, and light-filtering blinds were supplied to all outward-facing windows to ensure occupant comfort. The scope also included minor works to rejuvenate the external balcony space.

Delivered in a live environment with careful consideration for neighbouring tenancies, Industry 7 coordinated all trades, consultants, and compliance documentation to deliver a fitout that balances functionality, compliance, and visual quality – ready for immediate occupation.

 

Services Completed

Fitout & Construction Full internal fitout of a dual-tenancy commercial office, including demolition, partitioning, glazing, flooring, electrical, HVAC, and fire services.
Joinery & Custom Carpentry Custom cabinetry installed to 14 offices, including a 3-metre reception desk and slatted timber feature elements at key visual points within the space.
Interior Design & Space Planning Delivery of a structured office layout with acoustic zoning, natural light flow, and balanced open-plan and enclosed workspaces based on issued drawings.
Project Management & Consultation Coordination of all trades, compliance documentation (Form 11, Form 16), out-of-hours noisy works, and sequencing of services to minimise disruption.
Electrical & HVAC Services Installation of new lighting, power, data, intercom removals, and HVAC modifications to suit revised room configuration and zoning challenges.
Fire Detection & Compliance Systems Upgrade and extension of fire detection and occupant warning systems to meet AS1670.1 standards, with full commissioning and as-built documentation.
Window Furnishings Supply and installation of light-filtering blinds to all external windows, using stainless steel chains, black bracket systems, and Le Reve fabric range.

Project Highlights

Dual-Tenancy Strip-Out and Rebuild
A complete internal demolition was carried out across two combined tenancies, allowing for a clean slate and tailored office layout that aligned with the client’s operational requirements.
Blended Partitioning for Function & Light
The design cleverly balanced privacy and openness, using a mix of full-height plasterboard walls and glazed partition systems with highlight glazing and transoms to allow natural light to flow through enclosed spaces.
High-Spec Reception Joinery
A custom-built 3-metre reception desk featuring Steccawood panelling and compact laminate top created an impressive entry point, further enhanced by a feature wall allowance for signage branding.
Sustainable Flooring Solution
Approximately 480m² of carbon-neutral, P3 slip-rated, fire-rated, and acoustic-backed vinyl flooring was installed, offering long-term performance with environmental consideration.
Extensive Electrical & Data Fitout
32 GPOs, 36 CAT6 data points, new LED lighting, floor-to-ceiling power poles, and a wall-mounted rack system supported a fully integrated workspace with future-ready connectivity.
HVAC Realignment for New Office Zoning
The existing ducted systems were adapted to suit the newly defined office spaces, including grille relocations, new ductwork, and airflow balancing to mitigate zoning limitations.
Minimal Disruption in a Live Environment
Noisy works were carried out after hours to ensure minimal disruption to neighbouring tenancies, maintaining professionalism and safety across the building.
