At 1 Lake Orr Drive, Varsity Lakes, the Level 1 tenancy has been transformed into a contemporary office space for Keypoint Accountants. This fit out project focused on creating a functional and aesthetically pleasing environment tailored to the firm’s operational needs.

Challenges and Solutions
Working within an operational building required scheduling noisy and disruptive tasks outside of normal trading hours to minimise impact on other tenants. Additionally, coordinating multiple compliance elements, including fire services and plumbing certifications, was essential to meet regulatory standards.

Fitout & Construction (Office, Retail, Hospitality, Industrial)
Full commercial office fitout including partition walls, glazing, kitchen installation, and flooring. Delivered to suit a modern accounting practice with both private and collaborative spaces.
Joinery & Custom Carpentry
Custom joinery included timber cabinetry in the meeting room, a concealed switchboard enclosure, and hardwood timber slats as architectural features above low walls.
Interior Design & Space Planning
Concept-to-completion layout planning to optimise workflow and space functionality. Selection of finishes, colours, and materials to align with the brand and enhance user experience.
Project Management & Consultation
End-to-end coordination of trades, compliance certification (Forms 4, 16, 11), and sequencing of works to ensure minimal disruption in a live building environment.
Electrical & Plumbing Work
Full electrical fit out including power, data, lighting circuits, and under-sink appliance connections. Plumbing included installation of kitchen sink, water heater, and Insinkerater hot/cold tap.
Furniture & Office Supplies
Procurement and installation of ergonomic office furniture, storage units, and collaborative workstations to support daily operations and staff comfort.
Signage & Branding Elements
Coordination of internal and external signage including reception logos, wayfinding elements, and wall graphics to reflect the client’s branding and enhance visual identity.
Technology Integration (AV, IT, Security)
Installation of AV systems for meeting rooms, structured cabling for IT infrastructure, and coordination of security systems including access control and surveillance where required.
Fire Detection & Emergency Systems
Fire system isolation, reconfiguration, testing and certification in accordance with AS1670.1.
Feature hardwood timber slats were installed above selected low-height walls, offering a striking visual detail that elevates the space and adds a warm, natural texture to the professional setting.
Vinyl planks selected for the kitchen and waiting area were not only fire-rated, acoustic-backed, and P3 slip-rated, but also certified carbon neutral - supporting sustainability without compromising on performance or aesthetic.
Bespoke MDF cabinetry was installed to discreetly enclose the electrical switchboard within the waiting area, maintaining clean sightlines and ensuring compliance with safety regulations while complementing the interior palette.
All internal partitions were constructed with acoustic insulation and gyprock on both sides, ensuring sound control for offices, meeting spaces, and interview rooms - vital for confidentiality in a professional services environment.
Frosted glazing strips were applied at 1050mm above finished floor level on new glazed panels, balancing natural light flow with subtle privacy between rooms.
The layout delivered a balance of private offices, collaborative workspaces, and support areas (e.g., print, file, and kitchen zones), all integrated within a compact floor plate to maximise usable area.
Noisy and disruptive tasks were scheduled outside of trading hours, ensuring minimal impact on surrounding tenancies and allowing for efficient progress in a live environment.
